This property is in the valley and one of the main concerns that investors in the valley have is if the property is connected to sewer or not. This property is not conected yet but all of the city and county fees are paid for (literally thousands of dollars). The only thing left to be paid for is the actual hookup from the house to the street. It is our understanding that your own vendors may be used for this.

The after repair value (ARV) for this property is $250000. You can verify this number by checking your own comparable sales. The Repair cost estimate is determined internally from our own experience. Your repair costs may be higher or lower depending on qaulity of finishes, contractors used, and experience.

In regards to financing:

As always, we will accept terms (seller financing) on this deal. Our rates are competitive with other hard money lenders and in many cases is much better. We generally prefer to have at least 10% down but our rates will be best with a larger down payment. All is up for negotiation but we do not accept labor or sob stories in lieu of down payment. In rare cases we can structure creative deals that include trades of significant value or liens on secondary property. Notice the mention of "significant value" - your '85 Civic won't cut it. Sorry.

It's also important to mention that we can only do commercial loans to investors only! Any buyer who is intending to occupy the property must have their own financing or cash. This is industry standard and is out of our control.
